TERMS and CONDITIONS of BOOKINGS for BANCROFT VIEWS HOLIDAY ACCOMMODATION (in plain English).

BOOKINGS and ENQUIRIES can only be made by contacting the property manager on the mobile phone and message service by dialling 0458 573111, (03) 51562166 or by email. If the phone is unattended, as it may be from time to time, leave a short message and a convenient return phone number, and your call will be returned. Enquiries can also be made by EMAIL ( This email address is being protected from spambots. You need JavaScript enabled to view it.) and you will be answered by email.  

The CONTACT telephone may be unanswered between the hours of 6 PM and 9 AM. Again, leave a MESSAGE.

The MINIMUM booking is for TWO NIGHTS. Single night bookings are only accepted on special deals or in unusual circumstances. 

BOOKINGS will be accepted in good faith, and will require a 50% deposit of the total tariff to initially secure the booking.  Completion of full payment will be expected on your arrival to take up the booking. Sundry charges (if any) will be payable on vacating the property. Please note that, (with the exception of accommodation agents), the person transacting the booking MUST be one of the adult guests who occupies the premises at the allocated period. We reserve the right to refuse occupancy, with loss of deposit, if this is found not to be the case. 

CHECK-IN time is generally after 2PM and no later than 5PM, unless arranged with the property manager. CHECK-OUT time is prior to 10AM. Please leave keys with the property manager if on-site, or return them to reception at Metung Waters Reception, or drop into the key return box located under the stairs on the south side of the property. Late check-out may be arranged with the property manager, but only if the property is not let again for that night. Luggage may be stored by arrangement with the property manager.

CANCELLATION of a booking prior to 60 days from the booking, will result in a full refund. If a cancellation occurs within 60 days of the booking, the deposit will only be refunded if the property can be let for the same or longer period, (less a $25 administration fee). Otherwise guests are responsible for payment of all nights reserved, regardless of arrival or departure dates. If a guest fails to occupy a property, or does not show, then payment will still be invoked for the full tariff. 

PAYMENT methods may be by Mastercard, Visa, (either credit or debit cards), cheque by arrangement, and of course cash. (A credit card swipe may still be required for a cash payment, as damage surety). 

All accidental DAMAGE must be reported. We expect all fittings and appliances to be only used for their intended purpose. Guests are responsible for the cost of righting any damage to property or fittings arising from their occupancy. The owners reserve the right to enforce a fair charge for unintentional or indeed wilful damage to the property, or contents of the property. Guests hereby agree that any damage charges may be processed through their credit card.

BOAT OWNERS must inform us that you intend bringing a boat to the property. Power boats over dinghy size must carry suitable comprehensive marine insurance, to be able to berth at the property jetty. Boat skippers may not use the seaward end of the jetty as a mooring, but can temporarily come along side there. The property manager will assist to allocate a berth, depending on boat size, draft and maneuverability. The jetty area is a 5 knot zone, which extends well out into Bancroft Bay. Any boat "hooning" in the vicinity of the jetty, other moored boats, and the boats on the swing moorings, will undoubtedly be reported to the water police by the locals. Jet-skis may not be left unattended on the beach area.

Bancroft Views Apartments are part of a complex which is SHARED with other privately occupied apartments. Please be considerate to the occupants of other apartments in the complex. Owners frequently occupy their apartments for extended periods.

Bancroft Views Apartments has tiered TARIFF RATES. High Season runs from December 12 through to January 31 inclusive, and includes Easter and long weekends from November 1 through to March 31. All other times are charged at standard rates, or exceptional rates if specials apply. 

Bancroft Views Apartments are all NON-SMOKING properties. 

Bancroft Views Apartments are PET-FREE for guests. No pet of any kind may be brought to the apartments. Owners occupying their properties are exempt.

Guests who are into fishing, please note that the jetty has a FISH CLEANING TROUGH, complete with fresh water and cutting boards. Use that facility please.

Bancroft Views will SERVICE your apartment at an interval between 5 and 7 days of occupancy, depending on the length of your stay. At this time, all bedding on beds which have been used, and all towels and tea towels, will be changed, and a full clean of the apartment will occur.  The property manager will arrange this at a convenient time to minimize disruption to guests.
